Common Exterior Paint Problems

The weather has warmed up in Northeast Ohio and summer is right around the corner, now is a good time to access the condition of the outside of your home.  A coat of paint on the exterior of your home can undeniably improve your home’s curb appeal and hence it’s aesthetic value.  However, it’s often what under the surface that causes the most headaches to homeowners. Make sure exterior paint problems aren’t ignored or be prepared to pay for costly repairs to home’s exterior.

Protective Coating for Your Home

While interior painting is largely for aesthetic purposes, the paint on the exterior of your home is a protective coating that preserves the outside of your home. If not monitored yearly and fixed when signs of exterior paint problems appear, the problem won’t be that the exterior “looks bad”, but rather the structure of your home has become compromised. When this happens, it becomes a matter of costly repairs before a fresh coat of paint can be applied. the structure of your home which can lead to costly repairs.

The most costly part of painting is the labor, and the longer that these problems go unchecked, more labor will be required to properly prepare the surfaces for a new coat of paint.

Types of Exterior Problems

Peeling

Peeling is the most obvious sign that the paint has already failed. This can be the result of a number of issues; including low quality paint, painting without priming, and applying too thin of a coating.

Blistering

Blistering is often a sign of a moisture issue that arises from a construction defect.  Moisture trapped behind cedar siding can be a culprit. We consult with the general contractors that we work with to see if there is a larger issue that needs to be addressed before painting, so that the problem doesn’t reappear.

Alligatoring

As its name implies, this results in the paint film having the appearance of an alligator hide.  This is caused by applying a hard coating such as an enamel over a flexible surface like vinyl siding.  It is also seen when oil based coatings on exterior siding begin to break down.

Chalking

This is seen most often on aluminum siding.  If you run your palm over the surface, a layer of chalk will be left on your hand.  Heavy chalking is a sign that the coating is breaking down, and may soon fail.

If you see any of these issues, then it’s time to repaint the exterior of the home. After all, it’s often the unseen problems that will impact your wallet the most, so don’t ignore the signs when exterior paint problems present themselves to the naked eye.
